ACCESS STATEMENT


Introduction

We aim to cater for the needs of all who visit the Ivanhoe Guest House, however there are some features of the building that make access difficult for people with limited mobility.

We have seven (7) guest bedrooms; all of these are only accessible by stairs. There are four (4) bedrooms on the first floor, two (2) on the second floor and one (1) on the third floor. Our accommodation is therefore not suitable for wheelchair users or those unable to climb stairs.

The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.


Pre-Arrival

We are located in a relatively quiet area of Bridlington approximately 250m from the Spa Theatre & Conference Centre. Bridlington town centre is approximately 12 minutes walk away.

The nearest bus stop is approximately 5 minutes walk away on Hilderthorpe Road where buses from Hull and Scarborough stop. Bridlington Bus Station is located in the town centre and is served by both local and National Coach services. However, there is also a regular bus service (EYMS Service 503) that stops almost outside the guest house; please ask for more details and timetable.

The main Railway Station is approximately 10 minutes walk away. There are frequent trains to Hull and Scarborough.

There are a number of local taxi companies. We can supply contact numbers so that you can make a booking if required.

Reservation Information and menus can be provided in large print if required, but we regret that we do not have facilities to prepare documents in Braille.

Arrival and Car Parking

Please advise us of your anticipated arrival time so that we can be sure that we are here to give you access. To ensure that your accommodation is ready, we ask that guests do not normally arrive before 3pm. However, earlier arrival may be possible by arrangement.

There is free roadside parking on the road at the front of the premises. We also have off-street parking for up to three (3) cars adjacent to the building and may be able to offer alternative parking solutions, on request.

We are able to assist guests with luggage if requested.


Guest Accommodation and Public Areas

Main Enterance

The front porch entrance has a single step approximately 14cm high to the outer front door. This door is normally open during the day but is locked after dark and when the weather is inclement. There is a bell press on the right-hand side of the doorway at a height of 148cm. The door is 84cm wide. The floor has a painted concrete finish. There is a glazed inner front door that is locked with a keypad. This door is 79cm wide and leads to a small corridor providing access to the Guest Lounge and Dining Room, and stairs to the upper floors. There are 16 steps to the first floor landing; each step is 17cm high. The stairs are 87cm wide and there is a handrail on each side. The entrance area and stairs are carpeted. A selection of local information is available in the Reception Area/Guest Information Point.

Guests are required to complete our online registration form before check-in, although a large print version can be provided for completion on arrival.

Check-in is currently faceless due to Covid but on request, there is scope to show guests to their rooms so that our facilities can be explained.

On the first floor landing there is a "public" toilet facility for guest use (although this is currently closed due to Covid restrictions).


Guest Lounge and Dining Room

Our Guest Lounge and Dining Room is on the ground floor and accessible from the main entrance. There are no steps into the Guest Lounge and Dining Room. Guests are welcome to use the Lounge at any time. There are three (3) sofas and a television.

The Lounge and Dining Room have laminate flooring and have two (2) centrally heated radiators; there is a gas fire for additional heating if required.

Breakfast is served in the Dining area.

There are seven (7) tables, each of which seats up to five (5) people. These are various sizes. The distance from the underside of the table to the floor is 80cm.


Laundry

There are no laundry facilities available on the premises but there is a launderette within approximately 7 minutes walk. Please ask for directions.


Shopping

The nearest shopping facility is a Costcutter supermarket which is approximately 7 minutes walk away. There is one (1) small newsagents close to the supermarket that stocks a range of goods. Bridlington shopping centre is approximately 12 minutes walk away.


Outdoor Facilities/Grounds and Garden

We have a paved area to the front of the property adjacent to the public footpath. As the weather permits we make available seating and table for guest use.


Reception Area/Guest Information Point

This area contains a reception desk which is approximately 4’ tall and some bench seating which is 2’ high. Information leaflets and information display boards are available in this area.


Bedrooms

There is central heating available throughout the house, most rooms have thermostat controls on radiators. Radiators may have a fixed cover to prevent guests burning themselves and interfering with the operation of the system.

The beds are made up with ten (10) tog all-season duvets. Each bedroom has a "hospitality tray" with tea, coffee, milk, sugar and biscuits. Bottled water is stored in the guest fridge (in each room), which can also be used to store medication. In each room there is also a television with remote control.

Each room has storage space, which usually consists of wardrobe, chest of drawers and a bedside shelf. There is also a chair in each room. Average bed height is 50cm; average width of doorways (room entrance)is 72cm. In en-suite facilities average doorway width is 60cm; average WC height is 42cm; average height of washbasins is 80cm.

Our staircase from the main entrance leads to the first floor landing. There is a corridor leading to Rooms 1-4, and two steps up to Rooms 5 & 6 and beyond there a further two smaller flights of stairs to Room 7.

Bedroom 1: En-suite room with a double bed and attached room with a single bed. It has an en-suite shower room with a 26cm step into the shower. The shower has a wall-mounted handrail.

Bedroom 2: En-suite room with double bed and single bed. It has an en-suite shower room with a 26cm step into the shower. The shower has a wall-mounted handrail.

Bedroom 3: En-suite room with two single beds. It has an en-suite shower room with a 19cm step into the shower. The shower has a wall-mounted handrail.

Bedroom 4: En-suite room with double bed. It has an en-suite bathroom with a full size bath with shower over. The bath edge is 56cm high.

Bedroom 5: En-suite room with double bed. It has an en-suite shower room with a 21cm step into the shower over and a wall-mounted handrail.

Bedroom 6: En-suite room with double bed and bunk + sofa bed. It has an en-suite bathroom with a full-size bath with shower over. The bath edge is 52cm high. There is a 2-3 person sofa in the room.

Bedroom 7: En-suite room with double bed. It has an en-suite shower room with a 20cm step into the shower over and a wall-mounted handrail.


Additional Information

Assistance dogs are welcomed by arrangement. However we do not accept pets without prior arrangement and then only in our quiet season.

We do not permit smoking anywhere in the building (smoking is allowed on the patio area at the front of the property). There is an ashtray fixed to the wall adjacent to the yellow bench.

We are happy to cater for special diets or any particular likes or dislikes. Please advise of these before your arrival.

In the event of a fire a continuous siren will be sounded. There is a sounder on each landing and in each bedroom.

Room 4 is fitted with a flashing light and extra loud siren. We also have a vibrating alarm that can be used by people with hearing loss.

We also have a hot drink alarm that can be loaned to guests with sight loss.

If you need assistance in this kind of emergency, please let us know upon arrival and we will ensure that you are evacuated safely.
